Examples of ADU

A Secondary Dwelling can be attached or detached to the primary residence.
If the Secondary Dwelling is detached, square footage maximums are limited by Septic and zoning regulations. 

  •   One Bedroom = 850 square foot maximum
  •   Two Bedroom =  1000 square foot maximum

If the Secondary Dwelling is attached to the Primary Residence, maximum livable square footage shall not exceed 50 % net floor area of the primary, and can not exceed 850 square feet for a one bedroom dwelling or 1000 square feet for a 2 bedroom dwelling. 

 

Generally, the residential zoning districts potentially allow for a “Secondary Dwelling”  with the issuance of an Administrative Use Permit. contingent on meeting minimum development standards for things such as wastewater and fire protection.

  • In most cases a Land Use Review is required from the Onsite wastewater division to make sure the property can support the added use of the septic system. For information about the septic capacity of a property or the Land Use Review Process please contact the Onsite Division Here.

 

  • A Fire Hydrant Flow test from Paradise Fire Station 81 is required to make sure the closest hydrant can support the new residence in the event of an emergency. To apply for the flow test please contact the Paradise Fire Department by calling 530-872-6264.  (Please Note when submitting the building plans for the ADU an additional Fire Flow may be required from Paradise Irrigation District to support the fire sprinkler system if applicable)
