Building Clearance

A Building Clearance is required for new constructions, additions or alterations.  Home additions include things like adding a garage, shop, bathroom, pool, deck, additional square footage to your existing home and/or remodeling.  Anything of this nature will require an onsite Building Clearance with a proposed plot plan showing the proposed location of what you are proposing to add as well as the replacement leach line area. 

Please note that adding a bathroom will not affect the septic allowance as long as it is within the authorized square footage for that house.  See overall house size limits below.  However, adding a bedroom will increase the daily wastewater flow and will require a Land Use Review for approval.

 

Overall house size (gross floor area excluding garage space)*:
1  bedroom         1500 sq ft or less
2 bedroom         2200 sq ft or less
3 bedroom         2900 sq ft or less
4 bedroom         unlimited sq ft
Secondary dwelling 850 sq ft or less* for 1 bedroom and 1000 sq ft or less* for 2+ bedrooms per Planning.

*other limits may apply (ie: planning % of maximum coverage - see Zoning info)
