Defensible Space/ Hazardous Fuel Management Clearance

On and after April 1, 2022, and prior to the transfer of ownership of a parcel from a seller to a buyer, or from one owner to another, the seller or owner shall first obtain a certificate of compliance from the town that the parcel is not in violation of this section prior to the transfer of ownership. (PMC 8.58.060)

Once you have signed up for an account, you will find the application under our Fire Prevention module, labeled as Defensible Space Clearance. After you fill in the necessary information and click submit, the application will be sent to us for review. Once we have reviewed it, we will send you an invoice for payment.
After payment has been submitted, we have 5 business days to do the inspection.
**NEW PROCEDURE**
Properties may have outstanding fines resulting from any previously issued citations.
If there are outstanding fines or fees, (liens/citations/any additional fees), that are due, staff will initiate a records request on behalf of the applicant through NextRequest. Once the request has been completed, a copy of the payoff demand will be provided to the applicant.
These fees will need to be paid, and the property will need to be given a passing inspection before the defensible space certificate can be issued.
The inspection will still take place within 5 days of receiving application payment, and the public records request will be fulfilled within 5 business days of the request being initiated.
Defensible space certificates are good for 90 days from passing inspection date. If the certificate expires before you close, you will need to apply for a new certificate and pay the applicable fees.
Parcels with a standing home will require both the Fire Defensible Space Clearance AND the Onsite Wastewater Clearance.

Checks made payable to TOWN OF PARADISE and debit/credit cards are accepted at the counter, or payments can be made through GovWell.
Payments over the phone are no longer accepted.
The fee for vacant parcels is $71.39.
The fee for parcels with a standing home is $175.61 (septic and fire clearance fees).
